Real estate crowdfunding is a modern form of collective investment in construction projects and urban development. It involves pooling capital with other people to take part in real estate projects that would be difficult to undertake individually.

Through a digital platform, many investors contribute funds that are channelled into a specific project. After the works are completed and the targets are met, the profit is distributed proportionally among all participants.

This model allows people with small amounts of capital to invest in large projects such as residential buildings, residential complexes or the renovation of existing buildings — something that is becoming increasingly relevant in the context of urban development in Croatia.

Crowdfunding opens up the real estate market and makes it more accessible. It is no longer the prerogative of large investors or investment funds: today anyone can take part.

How it works

Three simple steps to take part

You choose the project that interests you most, decide the amount you want to invest and follow the progress of the works through the platform. When the project is completed, you receive your share of the profit.

Browse the list of available high-rise developments in Zagreb, Split, Rijeka and Osijek. Each project comes with construction documentation, a location plan and a yield estimate.

Decide how much you want to invest — starting from EUR 100. Identity verification is fully digital and compliant with HANFA directives and anti-money-laundering regulations.

Receive your return

Track construction progress and quarterly reports. Once the project is completed, profits are paid out proportionally to your share — typically within 18 to 36 months.

Who can take part in the projects?

Adults resident in the European Economic Area may participate, after completing a digital KYC and a suitability assessment.

What is the minimum ticket?

The minimum ticket is EUR 100 per project. There is no upper limit for qualified investors.

When are profits paid out?

Profits are paid out after the project is completed and the apartments are sold — typically between 18 and 36 months, depending on the phase and complexity of the project.

Is there a risk of loss?

Yes. As with any investment, there is a risk of partial or total loss of the capital invested. Detailed risk information is available in the Key Investment Information Sheet (KIIS) before each offering.
